Living on the Florida Gulf Coast, the possibility of hurricanes and strong storms is just a part of daily life. We understand that living in paradise comes with that reality.
However, that doesn’t mean that we are not prepared.  Thanks in part to sweeping  code changes after Hurricane Andrew’s devastation in 1992, building a hurricane-ready home is standard in Sarasota and Longboat Key. Of course, we can never guarantee that a house will not sustain damage – but we can take every possible precaution to protect our  homes against an onslaught of wind, rain and flooding.

Features of a Hurricane-Ready Home

While some of these features are required by the Florida Building Code, others are simply prudent measures taken by many area homeowners in preparation for the eventual storm.

  • Windows: All windows and doors which incorporate glass (such as sliding galls or French doors) must be in compliance with the minimum 130 miles per hour wind-speed resistance specification. Homeowners may also choose additional protection, such as hurricane film which can also provide UV protection.
  • Roofing: Florida roofing laws are stringent and comprehensive, covering both the materials utilized and the construction method employed. After the extensive damage over the last two decades in this state, it is imperative that the roof is built to withstand high winds and intense pressure. No longer can a legal new roof be substandard – quality materials, proper design, meticulous installation, building code enforcement and regular maintenance are all required.
  • Elevation: If you are building a new home in a flood zone, such as along Sarasota’s waterways or on Longboat or Siesta Key, there are specifications which must be followed. In general, new homes must be elevated. While this can be achieved by adding soil to quite literally elevate the home, most builders opt for structural elevation – constructing the home on stilts or pilings being the most common. Homes can also be designed to allow rushing water to flow beneath the living area of your home, protecting your interior and belongings.
  • Garage Doors: Codes require wind-resistant garage doors, rated up to 130 mph in most areas.
  • Hurricane Shutters: Hurricane shutters are not a requirement for Florida homeowners, but they are a popular feature regardless. Not only will shutters seal up your home during a storm, but their protection will also get you a significant discount on your homeowners insurance. Shutters have come a long way – they are generally lightweight and easy to install and can be clear to allow light in. Many homeowners, especially those who are only part-time residents, love automated roll-down shutters which can be applied with the touch of a button.
  • Generators: If your home weathers the storm but your area loses power, a generator can be the difference between comfort and misery. Many Sarasota area residents choose to have a generator installed permanently at their home, while others may opt for a portable version – but there is no denying that having access to air conditioning and refrigeration in the days following a major storm is a huge asset.
