It happens all the time. Whether you need more space for the kids, have begun working from home, or are considering moving in a parent – you realize you need more room. But you love your home, and it is in the perfect location – so you decide to build an addition to accommodate your new space requirements. The big question is, should you go up – or out? Deciding between a second story and a first floor home addition may seem daunting at first, but in reality there are some great ways to determine which is right for you.

Here are some items to consider when deciding if a second story is the best plan, or if you should look into an addition.
Longboat Key residential constructionZoning: Before we get into some of the more personal factors involved in this decision, let’s get the government out of the way. Your neighborhood may have some zoning laws which prohibit building a second story, or perhaps they would limit your ability to build a home addition. Your local building contractor will understand these provisions, and can explain them to you. But even if a zoning law exists, you may be able to apply for a variance and still build what you want. Just remember, a variance will require your neighbors to be notified. so perhaps it is best to tell them of you plans before the city does.

Cost: This is not a hard and fast rule, because many variables can exist. Still, it is generally less expensive to build a second story. This is because a home addition will require excavation and the pouring of foundation – not necessary when building above your existing structure.

Space: Depending on the size of your property, it may make a lot more sense to build a second story rather than using up your entire yard. A large piece of property may easily accommodate an addition without losing the use of your yard, but a small yard may not offer that luxury. If you have any other plans for your yard in the future – such as adding a pool or a garden, going up may make more sense.

Function: Taking your family’s lifestyle into consideration may help with your decision. Building an additional master bedroom suite for your parents may require a first floor addition for ease of access and to avoid steps as they age. But if you are building a new home office or a playroom for your kids, going up may make sense.  Also, if you can add a wonderful waterfront or beach view by going up, you could increase resale value.

Convenience: The money you save by building a second story may be quickly lost if you need to leave your home for a few months. Remember, the roof of your home will need to be removed for this process, so the need to live elsewhere will be a distinct possibility. If you have a family member to stay with, great. If you need to go to a hotel or rental, the costs may mount quickly. Although construction of an addition can be loud and dusty, most people can stay in their homes through the renovation. Consult with your general contractor regarding if your second story addition will cover the entire perimeter of the first story – simply adding a master bedroom over your garage, for instance, may allow for you to stay at home.
