Preconstruction

At Lindahl Construction, we consider pre-construction to be the most important phase of development. The goal of the preconstruction process is to eliminate surprises once construction begins and to build the project as cost-effectively as possible. This is a collaborative effort between all parties involved, including the owner, the architect, consultants, engineers, etc.

It helps to better understand the project as it relates to the owner’s needs and expectations.

Plan Evaluation

We work with the architect to coordinate the systems and methods being proposed by the architect. We use our expertise and experience, as well as the expertise of its subcontractors, to recommend the systems and methods used to meet the overall requirements of the owner for the initial cost and life expectancy.

Site Evaluation

Lindahl Construction will work with the engineer to coordinate the site development plans to ensure the most economical methods, materials, and systems are used for the site preparation, utilities, and landscaping for the project. This evaluation includes an analysis to determine if the project can be started sooner by the proper coordination of site development and vertical buildings.

Preliminary Budgets

Supplying the owner with budget numbers based upon conceptual estimates using square footage and / or unit costs. These prices are determined by the previous experience and working relationship with reputable subcontractors. Preliminary estimates are usually accurate to + / – 10% after conceptual plans are complete and allow the owner to make intelligent decisions on how to proceed. This also aids the owner by providing an example of the level of quality he can expect for the budgeted price with the design drawings.

Preliminary Schedules

Coordinating with the architects, engineers, and proposed subcontractors to create preliminary schedules for the entire project. These schedules include the time involved in preparing working drawings, necessary approvals, and the actual construction process. The purpose of the preliminary schedule is for the owner to be aware of the time it takes from the inception of the project, to final completion and occupancy.

Final Schedules

The schedules will define all of the activities necessary for building the project and the sequence in which they will occur. This is the schedule which details all of the activities from the start of the project through the final punch list.

Quality assurance begins in the preconstruction phase with a detailed review of plans to meet our clients’ objectives. Our goal is exceed all expectations. Working with professionals and paying close attention to detail, we deliver quality construction products that stand the test of time.

Upon successful completion of the Preconstruction Phase, the project is on its way to a successful Construction Phase.
